Job Specification: Quantity Surveyor (Commercial Lead)
Main Contractor - Fit Out Projects (Offices, Retail, Hotel & Leisure)
Location: Hybrid - Office-based with Site Visits (1 Day WFH)
Salary: Up to £45,000 (depending on experience)
Start Date: Immediate
About the Role:
We are seeking a driven and adaptable Quantity Surveyor to join a dynamic main contractor specializing in fit-out projects across office, retail, hotel, and leisure sectors. As a key member of the commercial team, you will take on a commercial lead role, supporting the project from initial estimating and procurement, through to delivery, final accounts, and ensuring financial control throughout.

Key Responsibilities:
Estimating & Procurement: Assist with the preparation of cost estimates, procurement of subcontractors, and materials.
Commercial Management: Take ownership of the financial aspects of each project, including managing budgets, cost reporting, and ensuring projects are delivered within budget.
Final Accounts: Oversee and manage the final account process, ensuring that all variations, claims, and costs are accurately recorded and processed.
Contract Administration: Prepare and review contracts, ensuring they are consistent with client specifications and legal requirements.
Site Visits & Reporting: Conduct regular site visits to monitor progress, manage costs, and identify any potential issues. Provide accurate reporting to senior management.
Collaboration: Work closely with the Commercial Manager and Director, Project Managers, site teams, and senior management to ensure that all commercial matters are addressed and resolved in a timely and effective manner.
Client Liaison: Build and maintain relationships with clients, subcontractors, and suppliers to ensure smooth project delivery.
Requirements:
Experience: Minimum of 3 years post-university experience in a quantity surveying role, ideally with exposure to fit-out projects in the office, retail, hotel, or leisure sectors.
Commercial Focus: Strong understanding of commercial management, including procurement, cost control, and financial reporting.
Flexible & Adaptable: Ability to fit into the company's working style and take on responsibilities across a wide range of tasks.
Technical Skills: Proficiency in Microsoft Office (Excel, Word) and knowledge of industry-standard software (e.g. CostX, Builder's Quantities, etc.) is desirable.
Education: A relevant degree in Quantity Surveying or a related field is essential.
Communication Skills: Excellent written and verbal communication skills for reporting and liaising with clients, subcontractors, and internal teams.
Organizational Skills: Ability to manage multiple projects simultaneously and prioritize tasks effectively.
Driving License: A full UK driving license is preferred, as some site visits will be required.
Additional Information:
Location: This is a hybrid role, with the option to work from home one day a week. Regular visits to the office and project sites are required.
Salary: Up to £45,000, depending on experience.
