About the Role:
We are seeking a dynamic and experienced Quantity Surveyor to join our expanding team within the Social Housing arm of the business, based in our Northeast office. This is an exciting opportunity to work on a range of planned works and refurbishment projects for social housing clients, including kitchen and bathroom fittings, roofing schemes, solar, windows, doors, heating replacements, and rewires.
The successful candidate will manage projects valued between £100k and £5m, gaining exposure to all stages of the project lifecycle from procurement and tendering through to final accounts. You will also play a key role in managing sub-contractors, ensuring risk management processes are followed, and working closely with the client to ensure successful project delivery.
Key Responsibilities:
Project Management: Oversee multiple contracts (2 to 5 at any given time), managing a full range of planned works and void refurbishments, including kitchen/bathroom refurbishments, roofing, windows, doors, solar, heating, rewires, and other internal/external refurbishments.
Sub-contractor Management: Source, manage, and coordinate sub-contractors, ensuring quality and compliance with project requirements.
Tendering & Procurement: Lead the tendering process, prepare procurement strategies, and ensure projects are completed within budget and to the required standards.
Final Accounts: Manage the preparation of final accounts for each project, ensuring timely and accurate completion.
Client Liaison: Attend client meetings to discuss project progress, provide updates, and manage expectations. Develop strong relationships with clients to maintain repeat business.
Site Visits: Conduct regular site visits (approximately 2 days per week) to monitor progress and ensure that work is on schedule and to specification.
Risk Management: Proactively manage and mitigate risks associated with each project, ensuring projects are delivered on time and within budget.
Support & Development: Mentor and support Assistant QS team members, sharing knowledge and expertise to foster a collaborative working environment.
Cost Value Reconciliation (CVR): Prepare and maintain CVRs to monitor project costs and forecasts.
Schedules of Rates: Apply JCT, NHF, or bespoke rate books for pricing and manage cost control on projects.
Key Skills & Experience:
Quantity Surveying Experience: Minimum of 3 years' experience as a Quantity Surveyor, ideally within the refurbishment or social housing sector. Social housing experience is preferred but not essential, as long as you have transferable refurbishment skills.
Experience in Managing Refurbishment Projects: Proven ability to manage refurbishment projects such as kitchen and bathroom installations, roofing, heating replacements, windows/doors, solar panel installation, and other planned maintenance works.
Subcontractor Management: Experience in sourcing, managing, and coordinating sub-contractors effectively.
Tendering and Procurement: Strong understanding of the tendering process and procurement strategies.
Cost Management & Final Accounts: Experience with cost value reconciliation (CVR) and preparing final accounts.
Contractual Knowledge: Familiarity with JCT, NHF, or bespoke rate books, and a strong understanding of contract conditions.
Risk Management: Ability to assess, manage, and mitigate project risks throughout the lifecycle.
Client-facing Experience: Confident in leading client meetings, maintaining strong client relationships, and delivering successful outcomes.
Team Collaboration & Development: Proven experience of working within a team and mentoring junior staff.
